<p>Cebu Landmasters Inc. (CLI), the leading real estate developer in the Visayas and Mindanao (VisMin) regions, has officially expanded its presence to Luzon with the opening of its first regional office outside VisMin. This strategic move reinforces CLI’s commitment to becoming a national developer.&nbsp;</p>



<p>The CLI Makati Office, situated on the 3rd floor of the newly built CWC Design Center, boasts a gross floor area of 329 square meters. The space is designed to support the company’s growth and operations in Luzon, housing CLI’s Luzon Sales Office, Investor Relations Office, and other support departments. The office serves as a platform, showcasing the company’s newest project offerings while strategically promoting CLI’s standout developments in Visayas and Mindanao, making them highly accessible to the Manila market. Training and conference rooms are also available to facilitate a variety of business activities.&nbsp;</p>



<p>“The opening of our Luzon office marks an important milestone for CLI. With this new hub, we are poised to bring our expertise and proven track record in real estate development to the Mega Manila market,” said CLI Chairman and CEO Jose Soberano III.&nbsp;</p>



<p>The presence of CLI’s Investor Relations Office in Makati City, the country’s financial hub, is a strategic initiative aimed at fostering closer collaboration with key stakeholders and providing a convenient venue for investor briefings. Since its public listing in 2017, CLI has successfully introduced various fixed income and equity instruments to support its rapid growth. These include its first bond offering in 2022 and the listing of its preferred shares in 2024. The company has also announced plans to leverage its recurring income for the launch of its own Real Estate Investment Trust (REIT).</p>



<p>In 2024, CLI unveiled its Luzon expansion plans after cementing its leadership in VisMin, where it has close to 130 projects across 17 key cities since its establishment in 2003. CLI’s diverse portfolio includes residential developments, offices, hotels and resorts, co-living and co-working spaces, mixed-use projects, and large-scale townships. With land acquisitions nearing completion, CLI is set to launch its first Luzon-based project in 2026.</p>

<p>Leading developer in VisMin Cebu Landmasters, Inc. (CLI) reported that the company’s first-half of the year (H1) revenue surged 24 percent to PHP 11.31 billion from PHP 9.15 billion (adjusted) in the same period last year driven by progress across all segments. This is driven by ongoing construction progress, substantial rise in hotel and leasing revenues, and an increase in new units qualifying for revenue recognition, as well as a one-off lot sale.</p>



<p>CLI’s impressive topline growth during the first 6 months of the year translated into a 24% increase in Parent Net Income, rising from restated figures of PHP 1.37 billion to PHP 1.7 billion.</p>



<p>&#8220;Cebu Landmasters is poised to sustain this growth trajectory over the next few years with more projects opening in the coming months and as we further expand to new market areas,” said CLI Chairman and CEO Jose Soberano III.&nbsp;</p>



<p>CLI’s hotel revenue also surged with the addition of two new operating hotels in the first half of the year. Alongside the fully operational 180-room Citadines Cebu City, CLI opened lyf Cebu City (159 rooms) and The Pad Co-Living (156 rooms). Hotel revenue streams are anticipated to grow further with the opening of the 200-room Citadines Bacolod City, the biggest in Bacolod, and is now receiving Meetings, Incentives, Conference and Exhibitions (MICE) bookings.</p>

<p>The company’s leasing business also has a robust growth of 42%, driven by higher gross leasable area (GLA), now at 40,575 sqm. This growth followed the turnover of new retail areas such as the new wing of Base Line Center, 38 Park Avenue Retail, and Banilad High Street.</p>



<p>To further drive future financial growth, four new projects valued at PHP 8.3 billion were also successfully launched by CLI in H1. These are Tower 6 of The East Village in Davao, Tower 5 of Casa Mira Towers Palawan, Casa Mira Homes Butuan, and Velmiro Heights Davao.</p>



<p>&#8220;There has been steady demand for our residential projects as shown by the fast market absorption of our newly launched developments. Demand continues to outweigh supply in the VisMin regions, with our projects selling out within days after market introduction, such as Velmiro Heights Davao, which fully sold out in practically less than two days after market introduction. This is a clear indicator that we are offering a compelling product priced competitively, for the right market,&#8221; Soberano highlighted.</p>



<p>The successful new launches, coupled with sustained demand for CLI projects, resulted in PHP 11.6 billion in reservation sales for the first half of the year, reflecting a 10% increase year-on-year. Notably, 48% of these sales originated from Davao projects, with 66% attributed to the company’s Garden Series targeting the mid-market. CLI achieved a commendable 94% sell-out rate across all projects at different development stages: 97% for completed projects, 94% for ongoing projects, and 81% for newly launched projects.</p>



<p>On April 12, CLI raised P4.28 billion through an oversubscribed preferred shares offering. To date, CLI has invested PHP 6.76 billion in capital expenditures, with 67% allocated to project development and 19% to land acquisition. The company is currently finalizing negotiations for land acquisitions to support its strategic expansions into established and new markets.</p>

<p>VisMin Cebu Landmasters Inc. (CLI) announced its first international partnership, recently signing a joint venture agreement with global Japan-based real estate firm NTT UD Asia Pte. Ltd. (NTTUDA) which is a subsidiary of NTT Urban Development Corporation (NTTUD) to form CLI NUD Ventures, Inc.</p>



<p>NTT Urban Development CEO Hiroshi Tsujigami made a courtesy visit to CLI Chairman and CEO Jose Soberano III and they held a ceremony to celebrate the establishment of this partnership at the listed company’s headquarters in Park Centrale Tower in Cebu IT Park.</p>



<p>“We are excited about this new venture, especially since this marks CLI’s first joint venture partnership with a well-renowned foreign business group. This is a testament that CLI is meeting international standards &#8211; especially Japanese, reflecting our hard work and commitment to the markets we serve,” Soberano said.</p>



<p>“I am pleased to announce the formation of a partnership with CLI, allowing us to participate in our first project in the Philippines. Leveraging the development capabilities cultivated through our domestic and international business activities, along with CLI&#8217;s extensive track record in property development, to jointly differentiate our products and enhance the selling point, we can provide a better life for the people of the Philippines,” Tsujigami added.</p>



<p>For its pioneer project, CLI NUD Ventures, Inc. is looking to develop a Php 6.4B two-tower, Japanese-inspired residential development in the heart of Cebu IT Park. With just over 500 premium dwelling units, Tower 1 is projected to be launched by Q4 2024.</p>



<p>NTTUD is a global real estate firm based in Japan and a subsidiary of the country’s leading telecom provider, NTT. NTTUD started its global business in the United Kingdom in 2009 and NTTUD has been proactively expanding its global business by working on mixed development, office and residential projects. The company’s partnership with CLI is its first in the Philippines.</p>



<p>Meanwhile, since its inception in 2003 with a single subdivision, CLI has expanded exponentially by venturing into offices, hotels and resorts, mixed-use, retail and townships. In the past 20 years, CLI has evolved into a multi-billion-peso public company with more than 100 projects in various categories and different stages of development across 16 key cities across Visayas and Mindanao.</p>



<p>According to a 2023 real estate market study by property expert Colliers International, CLI solidified its position as the market leader in the VisMin region. CLI previously announced that it will soon expand to Luzon.</p>
